Once again Moore's announcement carefully avoids stating WHO the owners of these properties are, and WHO are the benficiaries of the changes to our laws that they propose.

Once again Moore sells the services of his elected office in return for campaign contributions.

Chicago Graystone is the real estate brokerage arm of Steve Golovan & partners. Castlebar Enterprises is the development and construction arm of the company. Golovan is one of Moore's tightest developer pals. They are one if not the leader in tear-downs of single-family homes for concrete block luxury condo projects in east Rogers Park, one of the leading Section 8 landlords in east Rogers Park, and generous donors to Moore.

For more information, including a tear-down gallery and details on their campaign contributions, please see:

The zoning change proposed for one of the 4 properties (1900-08 W Farwell), from RS3 to RM5, is a 525% density increase.

The zoning change proposed for the other 3 properties, from RT4 to RM5, is a 150% density increase.

But this is not billed as an ordinary, run-of-the-mill, garden variety sale of the density of our neighborhood for campaign contributions, oh no, it's all about accessibility and affordability.

Here are density calculations for the 4 buildings in question. All four buildings are non-conforming, that is, they already have more units than the current zoning allows. One of the buildings is even non-conforming under the PROPOSED zoning, even before the developer adds units.

When you convert a rental building to condos, the zoning laws in our fair city allows you to sell ALL the apartments, regardless of what the zoning sez; the number of units is "grandfathered in."

If you want to ADD units during a condo conversion, then you have to work within the zoning laws.

So planning ahead what you want to do is add as many units as you can while the building is still rental, call it "affordable" or "accessible" housing or something.
